Metrowest Rental Management offers a wide range of rental property management services for clients who prefer a hands-off approach. Our services include:
1. A complimentary estimate and assessment of the property’s rental value
2. Targeted marketing/advertising through online platforms, our website, or newspapers as
     needed
3. Prompt responses to inquiries and detailed property information for prospective tenants
4. Scheduling and conducting property viewings
5. Accepting, evaluating, and screening potential tenants, including reference and credit checks
6. Collection of security deposits upon lease execution
7. Drafting lease agreements for the duration requested by the owner
8. Execution and transmission of Form K’s as necessary
9. Thorough move-in inspections
10. Addressing all tenant queries and concerns
11. Coordinating maintenance and repairs with Owner approval
12. Organizing and overseeing contractual services for the property as needed
13. Scheduling annual maintenance for each season as required
14. Ensuring monthly rent collection via pre-authorized debit, cheque, or cash on behalf of the
owner and depositing into the owner’s account by the latest on the 15th of each month                    (typically before the 5th, depending on the tenant’s cheque clearance).
15. Conduct Entry and Exit Inspections as mandated by the BC Residential Tenancy Act.
16. Perform one visual inspection of the rental property annually or every 30 to 60 days, based on
the Owner’s preference.
17. Manage payments for expenses on behalf of the Owner.
18. Furnish the owner with monthly statements detailing receipts, disbursements,
expenses, charges, and other necessary information.
19. Provide an Annual Income and Expense Operating Statement.
20. Carry out annual evaluations as required for insurance purposes.
21. For non-resident owners, we agree to assist with non-resident taxes and act as an Agent to   handle NR6 and withholding undertakings, as well as assist with annual filings as mandated by Revenue Canada (additional fees apply).
22. Prepare tenant notices and coordinate the Residential Tenancy Office process, including
documentation and arbitration appearances.
23. Execute a detailed move-out inspection.
