This issue can indeed be viewed as a matter of human rights. A strata corporation, upon receiving a complaint, may be required to meet certain standards. There have been numerous cases where the Human Rights Tribunal has ordered accommodations for individuals with special needs, without exception.

Such accommodations include changing door handles to levers, installing FOB-activated doors, altering access to common areas and entrances, and ensuring the upkeep of remote door activation systems. Strata corporations are often directed to permit or fund these modifications to ensure accessibility.

The knowledge of an owner or resident about existing limitations before moving in, or changes in their physical condition thereafter, is irrelevant.

For a strata corporation, the most prudent and economical approach is to proactively make these changes before an owner or tenant files a complaint.
